Site content, pricing ranges, and example scopes are provided for general information and may change without notice before a written proposal is prepared.

Estimates shown on this site are early planning references, not fixed contracts, and the formal scope and price live in a signed written proposal.

Use of the site is at the reader's discretion, and project outcomes depend on parcel conditions, municipal review, and the executed agreement.

Effective October 19, 2026

This website is published by Southern Maine ADU Builders to share general information about accessory dwelling unit planning and to let homeowners start a conversation about a specific lot. Using the site means accepting the terms below.

If anything here conflicts with a written, signed project agreement, that signed agreement controls.

Educational information only

The articles, planning notes, town pages and photographs on this site are educational. They describe common considerations for ADU projects in southern Maine.

They are not advice tailored to your property. Site conditions, zoning rules and family needs vary address by address, and no written page can substitute for a walk on the actual lot with the homeowner present.

Images

Photographs and renderings used on the site are illustrative. They are not presented as proof of specific completed projects by Southern Maine ADU Builders, and they should not be read as a portfolio claim.

We use them to show the kind of thinking the brand brings to a project.

Planning bands are not quotes

Any budget ranges or planning bands shown on the website are rough starting points for a conversation. They are not quotes, bids or offers.

A real price belongs in a written, signed project agreement that lists scope, specifications, schedule, payment milestones and the parties responsible for each portion of the work.

Licensing and trades

Maine does not license general contractors. Southern Maine ADU Builders does not claim a general-contractor state license, because no such license exists.

Plumbing and electrical work on any project is carried out by appropriately licensed plumbers and electricians with the permits applicable to their scope.

Approvals

Town requirements vary across southern Maine. The project submission must address the applicable municipal requirements.

Approval is determined by the responsible officials. Boards, planners and inspectors apply their own judgment, and no outside party can guarantee their decisions.

The written project agreement should identify responsibility for submissions and outstanding requirements.

Submitting an inquiry

Sending an inquiry through the website is not a construction contract. It is a request for a conversation.

No work begins until both sides have signed a written project agreement that describes the scope and price, with the schedule set out separately.

Website use and content

Text, images and layout on this site are owned by Southern Maine ADU Builders or used with permission. You may read and share pages for personal, non-commercial purposes.

Copying content wholesale for another website or marketing material is not permitted without written permission.

Accuracy and liability

We try to keep the website accurate, but prices change and local requirements may be updated. Information here is provided as is, without warranties beyond those required by law.

Nothing in these terms waives rights you have under Maine or federal consumer protection law, and we make no effort to limit statutory remedies that cannot be waived.

Submission authorization

The form links to a full submission authorization beside its required checkbox. Read that authorization before submitting your details.

If you prefer not to use the form, you can reach us by phone or email instead and we will handle the inquiry the same way.

Changes

We may update these terms as the website or the business changes. The effective date at the top of this page moves when that happens.
